What is PAT testing?

A visual check and a set of electrical tests on anything with a plug, so you know it is safe to leave with a tenant

Inspection Process

We look at the appliance, the flex and the plug for damage, then use a tester where it is needed. Class I appliances, the ones with an earth, get an earth continuity test. Insulation resistance and polarity are checked where they apply. The result is a pass or a fail, not a guess.

Legal Compliance

The Electricity at Work Regulations 1989 say electrical equipment must be maintained so it does not cause danger. They do not mention this test by name, and they do not set a date for the next one. A written record of what was inspected, what was tested and what failed is how landlords show they have done that.

Most failures are obvious once you look: a cracked kettle, a taped flex, a heater with a scorched plug. The instrument tests find the ones you cannot see, such as a broken earth. This does not cover the fixed wiring of the building. That is an EICR, which is a different job.

What is PAT testing and why does it matter?

It is a check of electrical appliances with a plug: a visual inspection of the appliance, the flex and the plug, plus instrument tests where they apply. The aim is to find damage and faults before they cause a shock or a fire.

The Electricity at Work Regulations 1989 require equipment to be kept safe. They do not set an interval. A written record is how most landlords show they have met that duty.

There is no legal rule that says this must be done every year. Most landlords we work with test at each change of tenancy, or once a year if the same tenant stays.

What does the visit involve?

On a typical visit we do four things:

  1. Visual inspection - Checking for physical damage, frayed cables, and proper assembly
  2. Earth continuity test - Ensuring proper grounding of Class I appliances
  3. Insulation resistance test - Verifying electrical insulation is intact
  4. Polarity check - Confirming correct wiring polarity

Each appliance then gets a pass or fail label. You receive a certificate and a register of everything tested, emailed within 24 hours of payment.

How much does it cost?

£60 with no VAT for up to 20 appliances. That includes:

  • The visual checks and instrument tests
  • A pass or fail label on each appliance
  • The register and the certificate
  • Notes on anything that failed and why

Extra appliances are £1.40 each. Combined with a legionella risk assessment it is £110, and combined with an EPC it is £140. The complete package of EPC, legionella risk assessment and portable appliance testing is £190 for a 1 to 2 bedroom property, or £200 for 3 to 4 bedrooms.

How often should appliances be tested?

The law does not set an interval. It depends on the appliance and how it is used. For a rented home we suggest every 1 to 2 years, or at each change of tenancy.

Do you offer discounts for multiple services?

Yes. Portable appliance testing with a legionella risk assessment is £110. An EPC with a legionella risk assessment is £135. An EPC with portable appliance testing is £140. All three together are £190 for a 1 to 2 bedroom property, or £200 for 3 to 4 bedrooms.
