1. Who we are

"We provide Energy Performance Certificates (EPC), Legionella Risk Assessments and Portable Appliance Testing (PAT) in Aberdeen and surrounding areas. Contact: epcaberdeen@gmail.com • 07719 975799 • St Duthac Crescent, Banchory, Aberdeenshire.

2. Bookings

• Appointments are offered subject to assessor availability and access to the property.
• We may request reasonable information to complete the assessment (e.g. access to boilers/lofts, documentation for improvements).
• Time windows are estimates; we will keep you updated if schedules change.

3. Pricing

• Prices shown on this website are for standard properties within our service area. We will confirm final pricing before booking.
• Additional fees may apply for complex properties, out‑of‑area travel, extensions/sun rooms, or where extra time is required.
• Additional fees may be incurred for picking up/dropping off keys from agents/landlords.

4. Cancellations and missed appointments

24 hours' notice is required for cancellations; otherwise a £20 fee will be incurred.

A £20 fee will be charged for missed appointments (no access at the agreed time or late cancellation on arrival).

Fees are to cover time, travel and lost appointment opportunities.

5. Payment terms

Documents (including EPCs, PAT certificates and reports) will be sent on receipt of payment.

• Accepted payment methods: Cash or Bank Transfer (BACS).
• Payment is due within 7 days of the invoice which is normally sent within 24 hours of the assessment.
• Documents are sent within 24 hours of received payment.

6. Access and client responsibilities

• Ensure safe, unobstructed access to all relevant areas (including meters, lofts, hot water cylinders and appliances).
• Pets should be secured and any hazards disclosed in advance.
• For PAT testing, equipment should be present, labelled where appropriate, and available for testing.

7. Deliverables

• EPCs will be lodged on the appropriate register and supplied as a digital copy.
• Legionella and PAT reports/certificates will be supplied digitally unless otherwise agreed.
• Typical turnaround is within 24 hours from assessment completion and payment.

8. Accuracy and limitations

• Assessments are conducted to applicable standards and guidance current at the appointment date.
• Findings rely on site observations and information reasonably available at the time.
• Recommendations are advisory; implementation and ongoing compliance remain the client’s responsibility.

9. Liability

• We maintain appropriate professional insurance. Our liability is limited to the cost of the service provided, except where liability cannot be limited by law.
• We are not liable for indirect or consequential losses or delays outside our reasonable control.

10. Data protection

• We process personal data to deliver services and maintain records, in line with UK GDPR.
• We do not sell personal data. Information may be shared with accreditation bodies or registers where required.

11. Complaints

If you are unhappy with any aspect of our service, please contact us in the first instance at epcaberdeen@gmail.com or 07719 975799 and we will investigate and respond. Where applicable, you may also escalate to the relevant accreditation body.

12. Governing law

These Terms & Conditions are governed by the laws of Scotland and the Scottish courts will have exclusive jurisdiction.
